A large apartment earns more as a short-term rental.

We take care of guests, cleaning, pricing and service. We specialise in apartments from 30 m², houses and villas.

80%minimum occupancy over the year

Only with us

80% occupancy over the year. Written into the contract.

Many companies promise “high occupancy”. We name a number and take responsibility for it: a minimum annual occupancy of 80% goes into the contract with the owner. We are the only rental management company that gives this guarantee.

Other companies

Management companies promise good results in their ads, but the contract contains no number. When the apartment stands empty, the risk stays with the owner.

At Lumina Apart

A minimum occupancy of 80% over the year is written into the contract. We are responsible for your apartment's results, not only for looking after it.

  • In the contract, not in an ad

The guarantee is a clause in the document you sign, not a slogan on a website.

  • Counted over the whole year

The high season balances the quieter months, so occupancy is settled over twelve months.

  • We earn when you earn

Our result depends on your apartment's result, so we work on prices and visibility every day.

We go through the exact terms of the guarantee during the valuation and write them into the contract.

What we do

We run the whole rental — you see the results.

  • Live owner dashboard

Booking calendar, income, costs and payout history in one place, updated as it happens. You know what is going on with your apartment without calling us.

  • Prices set every day

The nightly rate follows the season, demand, day of the week and events in the city. The apartment does not stand empty on quiet days or sell too cheap when demand is high.

  • Visible on many platforms

Professional photos and descriptions, listings on Airbnb, Booking.com and other platforms, plus direct bookings through our website. We look after ratings, because they decide the position in search results.

  • Guest care

We answer questions before arrival and during the stay, organise check-in and check-out and sort things out on site. Happy guests mean better reviews and more bookings.

  • Our own cleaning and maintenance team

After every stay we clean, change bed linen and towels, restock supplies and check the apartment. Small faults are fixed straight away, before the next guest notices them.

  • Furniture, equipment and a high standard

We deliver furniture and any missing equipment and bring the apartment up to the standard guests expect: from interior styling to bed linen, towels and tableware. If needed, we advise on renovation. We start with what actually raises the nightly rate.

Frequently asked questions

Getting started

What does onboarding look like, from the first call to the first bookings?

From handing over the keys to publishing the listings takes 2 to 20 days, depending on the apartment. Meanwhile we do home staging and a photo shoot, small repairs or furniture assembly if needed, and then publish the listings on the platforms. The first bookings usually come within a few days.

What equipment does the apartment need?

It should be ready for guests: furniture, appliances, kitchenware and textiles. If something is missing, we can buy it and spread the cost into instalments.

Do you advise on renovation, home staging and buying missing equipment?

Yes, we advise on renovation, equipment and interior design. We can also buy some items ourselves and deduct their cost from your future income, so you can start without any outlay.

Do you provide a professional photo shoot?

Yes, a professional photo shoot is included in our services.

Can I sign the contract remotely?

Yes, the whole start can be done remotely. Our team organises everything on site.

How long is the contract?

Indefinite, with a minimum of 6 full months. The notice period is 1 month.

Is there an upfront fee?

No. There is no upfront fee and no fixed charges — we only earn a commission on completed bookings.

Do I need to run a registered business?

No. As a private owner you pay the flat-rate tax on rental income yourself (8.5% or 12.5%), and Lumina Apart handles the VAT on the accommodation services. Our monthly statement makes your tax return easy.

Who will I deal with after signing?

Once the rental is running, our owner care team looks after you — people who know your apartment. No call centre and no passing between departments: one steady contact and full control.

Income and statements

How much can I earn?

It depends on the location, standard and season. After you get in touch we prepare an individual forecast based on the apartments we already manage — no inflated figures.

What is Lumina Apart's commission and what does it cover?

20% of each booking's net amount, with no fixed fees. It covers preparing the apartment, photos, promotion, pricing, 24/7 guest care, cleaning and small repairs, and monthly reports. Booking platform commissions are shown separately in the statement.

Do I get a minimum occupancy guarantee?

Yes. We guarantee 80% occupancy over the year in Warsaw and Łódź and write it into the contract.

What if the apartment stands empty — do I pay anything extra?

You pay us nothing beyond the commission on bookings. We guarantee 80% occupancy over the year, and if we fall short, we compensate you. The details are in the contract.

What does the statement show?

Once a month you get a statement: booking income, commission, cleaning, other costs and the amount paid out to you.

How involved will I need to be?

Hardly at all: each month you get a report and a payout. We take care of the rest.

Who pays the service charge and utilities?

The owner pays the building service charge and utilities.

How do you keep utility bills down?

On every visit we check radiators, windows, switched-off appliances and possible leaks, so bills do not grow without reason.

Listing, prices and marketing

Which platforms will my apartment be on?

Booking.com, Airbnb, e-domizil, Marriott Homes & Villas, Expedia, Vrbo, Holidu, Atraveo, HomeToGo, Nocowanie.pl, Noclegi.pl and others, plus our own website. Off season we also offer apartments for mid-term and corporate stays.

What marketing do you do to get more bookings?

Dynamic pricing, professional photos and home staging, Booking.com programmes (Preferred Partner, Genius, Campaign Deals, Mobile Rate), many platforms, and mid-term and corporate stays off season.

Can I influence the listing text and photos?

Yes, you can give us feedback. We do recommend trusting our experience, though — we know what attracts guests.

I don't like my apartment's photos. Can we change them?

Our photos sell, but without embellishing: the apartment has to look like it really does, or guests leave bad reviews. So we usually advise against changing them.

Why is my apartment on Booking.com together with others in one listing?

It is a multi-unit profile: the listing is always available, ranks higher in search and attracts groups looking for several apartments at once.

Why can't I book my apartment for 2 nights two months ahead?

We use a dynamic pricing and availability system, including minimum stays, to make the owner's yearly income as high as possible.

Why are there no bookings for later dates? Why don't you change prices as the owner suggests?

Prices are set by our system's algorithm. Far-off dates are deliberately higher so the apartment is not sold too cheaply; closer to the date they follow demand. Our goal is the highest income with the least empty time.

The apartment is live but has no bookings. Why?

A new listing needs a history and reviews. We call guests 24–48 hours after check-out, ask for a review and give them a discount code for their next stay — this builds the listing's position quickly.

Does accepting pets affect occupancy and income?

Yes. It raises occupancy, especially off season, and brings extra income from the pet fee.

The apartment, guests and safety

Can I check bookings and income at any time?

Yes, in the owner panel: booking calendar, income and costs, documents and payout history.

Can I stay in my own apartment? Who pays for the cleaning?

Yes. You block dates for yourself in the owner panel — up to 30 days a year, flexibly. Cleaning after your first such stay each year is on us; later ones follow the price list.

Can I visit the apartment between bookings?

Yes, just let the owner care team know in advance.

Who pays for cleaning and repairs?

Guests pay for cleaning in full. Small repairs are on Lumina Apart.

Who supplies and washes the bed linen and restocks cleaning supplies?

We do, wherever our cleaning service operates.

Do you provide local technical support and small repairs?

Yes, in the cities where our cleaning service operates.

What about emergencies (a water leak, a power cut, lost keys)?

We handle such situations completely: we respond and arrange help on site.

Can I count on you if there is a party or the house rules are broken?

Yes, we act straight away.

How do you tell normal wear from damage caused by guests?

We record the apartment's condition before and after every booking. The rules are set out in the contract.

Who covers damage caused by guests?

Lumina Apart takes full responsibility for the apartment's technical condition during our cooperation, and we deal with damage caused by guests ourselves.

What property and liability insurance is required?

The owner must have property insurance for the apartment. Lumina Apart has third-party liability insurance of PLN 2 million.
